General Provisions
These General Terms and Conditions ("Terms") govern the use of parking services provided by P12 Parking SRL. By making a reservation, you accept these Terms in full.

P12 is an independent, privately operated off-airport parking and shuttle service. It is not affiliated with, endorsed by, or operated by Brussels Airport Company or any airport authority, and does not use any airport trademarks.
Definitions
- "P12", "we", "us": P12 Parking SRL
- "Customer", "you": The person making a reservation
- "Vehicle": The motor vehicle parked in our facility
- "Booking": A confirmed parking reservation
- "Standard Parking": You drop your keys, we park your car, with free shuttle service
- "Service Voiturier": Meet-and-greet service at the airport terminal
Services Description
P12 provides airport parking services near Brussels Airport (BRU):
- Secure parking facility at 99, Digue du Canal, Haren, 1130 Brussels
- Free shuttle service to/from Brussels Airport terminals
- Service Voiturier with vehicle pick-up and delivery at the terminal
- 24/7 operation, 365 days per year
Services are subject to availability. We reserve the right to modify service offerings.
Booking Process
Reservations can be made online at p12parking.be. A booking is confirmed when:
- You complete the booking form with accurate information
- Payment is processed successfully via Stripe
- You receive a confirmation email with your booking reference
- A contract is formed between you and P12 at this point
Pricing and Payment
Pricing is based on parking duration and service type:
- All prices are shown in Euros (€) and include applicable taxes
- Prices are calculated per calendar day (day of arrival = day 1)
- Seasonal pricing may apply during peak periods (holidays, events)
- Additional fees: Extra passengers (€5 each beyond 2 included). XL vehicles are priced as two parking spaces, the standard parking total is doubled.
- Payment is required at the time of booking via credit card, Apple Pay, or Google Pay
- Prices are subject to change; your confirmed booking price is guaranteed
Right of Withdrawal
Important Notice
According to Article VI.53, 12° of the Belgian Code of Economic Law, the right of withdrawal does not apply to services related to leisure activities when the contract provides for a specific date or period of performance.
As our parking service is provided for specific dates chosen by you, the 14-day right of withdrawal under Belgian consumer law does not apply once the service period begins. However, you may cancel your booking under our cancellation policy below.
Cancellation Policy
You may cancel your booking under the following conditions:
- Free cancellation up to 4 hours before the scheduled drop-off time
- Cancellations within 4 hours of drop-off: No refund applicable
- No-shows (failure to arrive): No refund applicable
- To cancel, contact us at contact@p12parking.be or through your dashboard
Refunds are processed via the original payment method within 5-10 business days.
Vehicle Drop-off and Pick-up
When using our services, please note:
- Arrive at least 15 minutes before your scheduled drop-off time
- Call us 30 minutes before arrival: +32 471 94 08 67
- For night arrivals (22:00-06:00), advance notice is essential
- Present your booking confirmation (printed or digital)
- Ensure your vehicle is in a roadworthy condition
- Remove all valuables from your vehicle
- Provide accurate vehicle and flight information
Customer Obligations
As a customer, you are responsible for:
- Providing accurate personal and vehicle information
- Ensuring your vehicle is legally registered and insured
- Arriving at the agreed time or notifying us of delays
- Informing us of any vehicle mechanical issues
- Complying with parking facility rules
- Collecting your vehicle within 24 hours of the agreed pick-up time
- Late collection may incur additional daily charges at the prevailing rate
Limitation of Liability
Please Read Carefully
P12 provides parking on a "license to park" basis. We take reasonable care but:
- We are NOT responsible for theft of or from the vehicle
- We are NOT responsible for damage caused by third parties
- We are NOT responsible for damage caused by weather, natural events, or force majeure
- We are NOT responsible for personal belongings left in the vehicle
- We are NOT responsible for mechanical failures or breakdowns
- We are NOT responsible for damage caused by the vehicle's own condition
- We are NOT responsible for delays affecting your travel plans
We strongly recommend maintaining comprehensive vehicle insurance that covers theft and damage while parked.
Our maximum liability, where we are found to be negligent, is limited to the value of your booking or €500, whichever is lower.
Insurance
Regarding insurance coverage:
- Your vehicle must be covered by valid third-party liability insurance
- We recommend comprehensive insurance covering theft and damage
- P12 maintains public liability insurance for its operations
- Damage claims must be reported immediately and in writing
Force Majeure
We are not liable for failure to perform our obligations due to circumstances beyond our control, including but not limited to:
- Natural disasters, severe weather, or acts of God
- War, terrorism, or civil unrest
- Strikes, labor disputes, or industrial action
- Government orders or regulatory changes
- Pandemics or public health emergencies
- Power failures or telecommunications breakdown
Intellectual Property
All content on p12parking.be, including text, graphics, logos, and software, is the property of P12 Parking SRL and protected by Belgian and international copyright laws. You may not reproduce, distribute, or create derivative works without our written permission.
Modifications to Terms
We reserve the right to modify these Terms at any time. Changes will be posted on our website with an updated "Last updated" date. Continued use of our services after changes constitutes acceptance of the new Terms.
Complaints and Disputes
If you have a complaint:
- Contact us first at contact@p12parking.be - we aim to resolve issues within 14 days
- If unsatisfied, you may contact the Belgian Consumer Mediation Service
- You have the right to file a complaint with Belgian courts

Applicable Law and Jurisdiction
These Terms are governed by Belgian law. Any disputes shall be subject to the exclusive jurisdiction of the courts of Brussels, Belgium.
For consumers, this does not affect your rights to bring proceedings in the courts of your country of residence if different from Belgium.
Severability
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
